Here’s a nice example of how we solved a problem that had become unsolvable to the customer.

Some context… this site has been experiencing steam issues for the past 2-3 years. Reading below, it looks like our repairs helped solve the issue. Nice work Jeff and excellent job notes! Much appreciated.

Additional comments – Things went well. We completed repairs to 7 trap stations. 4 of these were plugged traps on AHU coils. All 4 of them were NIS after the repairs because I suspect the heating coils are plugged. The inlet to the coils gets hot (over 200 degrees) but the outlet from the coil and into the trap has only a trickle of condensate. 2 of the traps had enough to raise the temperature to 120 degrees, but the other 2 stayed at room temperature.
We also got a shutdown for traps I mentioned yesterday in FSB building PH Mech room.

The engineering supervisor, Vince, pulled me into his office and explained that the issue they are having with steam blowing from a rooftop vent in FSB building is a major concern for him. They have been trying to figure this out for 2 to 3 years. They hired several mechanical companies and used in-house maintenance personnel to try and trace out the lines and figure out the source of the high-pressure steam flowing into that flash tank. He tried to have me commit to helping troubleshoot the problem. I explained that I am here to conduct repair work and if I have time, I would take a look. I also explained that I was very confident that once we execute the shutdown and make repairs to those trap stations, it would greatly reduce or solve the issue with that flash tank.

We executed the shutdown and repaired the station with the 4 failed components along with another that had a failed outlet valve. I surveyed this outlet valve to be broken with the gate staying shut. That was exactly the case.
After we brought the system back online, the blowing steam from the vent stopped. Problem solved. All 3 trap stations in the space were working as designed with a differential temperature of over 100 degrees.

Our escort was so excited that he immediately called his boss to tell him the news.
